Your home should feel finished when you move in, and you should feel supported as you settle into your new space.
Every Urban Infill home comes with a one-year builder warranty, which begins when the Certificate of Occupancy is issued. It covers defects in our workmanship and materials, with clear options for additional coverage and year-end touch-ups if you want them.
What We Stand Behind
If something we built or installed doesn’t work the way it should, we’ll make it right. That’s what our builder warranty is for: real defects in our workmanship and materials.
Before you take the keys, we walk through the home with you and complete a punch list, which covers the final incomplete or incorrect items remaining from construction. You sign off on that list, and those items are completed.
There are some differences that come with living in a new home. Small seasonal movement, slight differences from room to room, and everyday wear can be part of a new house settling in. Those conditions aren’t the same as a construction defect and don’t extend the original punch-list process indefinitely.
The full terms of your warranty are included in your contract.
Manufacturer Warranties for Products and Equipment
Appliances, HVAC systems, water heaters, roofing, and other equipment in your home come with their own manufacturer warranties.
You’ll need to register each product once your home is complete to help keep that coverage in force. Manufacturer warranties vary, and most cover the product itself, not the labor to service it, so it’s important to confirm the terms for each item.
We’ll point you to the appropriate warranty paperwork in your homeowner manual.
Want Coverage Beyond the First Year?
If you’d like a longer safety net, we can help you add an optional third-party 2-10 warranty. This additional coverage is priced specifically for your home and is not included in your Urban construction contract.
An Optional Year-End Tune-Up
After living in your home for a full year, you might notice finish items you’d like touched up even though they aren’t warranty defects.
We can coordinate an optional year-end visit for paint, drywall, flooring, and similar finish work. Because the trades charge to return for this work, the tune-up is a paid service billed separately from your builder warranty.
The Simple Version
- One-year Urban Infill builder warranty: Covers defects in our workmanship and materials, beginning when the Certificate of Occupancy is issued.
- Optional third-party 2-10 warranty: Additional protection beyond the coverage included in your construction contract.
- Optional year-end tune-up: Coordinated finish touch-ups available as a separate paid service.
You can find your full warranty terms in your contract. Our goal is to provide clear coverage, honest options, and support after you move in.

Frequently Asked Questions About Urban Infill’s Builder Warranty
If you don’t see your question here, don’t hesitate to reach out. Our team at Urban is always here to help guide you through the process!
What is the difference between the punch list and the warranty?
The punch list addresses incomplete or incorrect construction items identified during the walkthrough before you take the keys. The warranty covers defects in Urban’s workmanship and materials during the one-year warranty period.
Does the builder warranty transfer if I sell my home during the first year?
Yes. If you sell or transfer your home during the initial one-year warranty period, the remaining builder warranty transfers to the new owner. The transfer does not restart or extend the original warranty period.
Does a manufacturer warranty cover service labor?
Not necessarily. Most manufacturer warranties cover the product rather than the labor required to service it. Check the warranty for each product or piece of equipment to confirm its specific details.
What if I want cosmetic touch-ups after living in the house for a year?
Urban can coordinate an optional year-end tune-upfor paint, drywall, flooring, and similar finish work that isn’t considered a warranty defect. This is a separate paid service because the trades charge to return for the additional work.

Chris Vail is unlike many contractors that I've ever worked with, and as a real estate professional that has worked with him on a number of projects, his approach is refreshing and appreciated. He is attentive and conscientious of his clients' wants and needs, and will go to great lengths to accommodate them. He is communicative, and has implemented software tools to bring more transparency into the building process - simplifying the selection process for a custom build and allowing clients to see the progress even if they're living afar. I am proud of every Urban Infill project I've been involved in!

When we were ready to build our second home in Florida, we contacted Chris and Urban Infill. We had met with multiple companies but Chris seemed to best understand what we wanted for our home, so we chose Urban Infill.
Chris spent significant time speaking with us to understand our needs and help prepare us for the journey ahead. He provided excellent design suggestions and was patient with us while helping to select the best materials to achieve the outcome we desired. The team at Urban Infill was very friendly and exceeded our expectations throughout the process. Who knew building a home could be stress-free? Our new home was completed on time and is absolutely beautiful thanks to Chris and Urban Infill!

I first met Chris of Urban Infill at a charity event in 2016 when I was contemplating building a home from scratch. Meeting Chris turned out to be a huge blessing. I had a very specific idea of what I wanted and Chris helped me improve upon it. He gave me some amazing ideas that I hadn't considered, and suggested some changes to my original idea that ended up being 1000% better. His extensive knowledge and professionalism made it easy to choose his company to do the job. I would say that I would use Urban Infill again, except that I won’t need to!
